The Application Process

Firstly, we would ask you to check our property search section to view all our available properties. Property video tours can be emailed and where applicable in-person viewings can also be arranged.

We need to make sure that any tenant is suitable tenant and that they have the ability to pay rent. In the event that the applicant has rented properties previously satisfactory references will be requested from the Landlord / Landlord Agent. We would ask you to complete an application form and return with the following references:

Character Reference- somebody that knows you well but not an immediate family member

Landlord Reference- a letter from a previous landlord stating rent payments etc

Financial Reference- 3 months bank statement

Current copy of your ID

The final step in your securing the property is the deposit. This is usually one months’ rent and held for the duration of the tenancy. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations and will be lodged with Tenancy Deposits Scotland.

Once all the required paperwork has been satisfactorily completed we will provide you with a tenancy pack containing the required safety certificates and our tenancy notes containing the required procedures and contact details in case of any tenancy issues arising.

It is important if any maintenance issues crop up, that we are told quickly so that the correct solution can be put in place. Contact a member of our Property Letting team at your local office and we will have someone record the issue and send an appropriate tradesperson as soon as possible.

We carry out routine inspections to ensure the property is being maintained to acceptable standards. Tenants will always receive due notice of the inspection and will be given the opportunity of being present.
