We can help!

With St Andrews being a university town, many of the lets we deal with are to students. We have student flats and houses whether you wish to rent as a group, an individual or a couple, close to the University of St Andrews campus.

If you wish to view any of our properties arranging an appointment through us is not necessary. Due to data protection we are unable to give out the current tenants contact details. Accordingly, we ask that you visit the property and make arrangements with the current tenant for a mutually convenient time to view.

A first and second choice is recommended to avoid disappointment. Please then attach ALL references.

Required Documentation

  • Current Landlord/warden reference
  • Character Reference (from an appropriate person who has known you for a number of years e.g. lecturer, teacher, former employer)
  • All successful applicants will be required to produce ID in the form of a driving licence or passport and proof of their address by a bank statement or utility bill, in their name, no older than 3 months.

Administration Costs

When a property has been notionally allocated to you a parental guarantor letter will be requested and an invoice will be raised for £50.00 (£41.67 plus VAT) to cover the cost of:

  • Obtaining evidence of your identity for the purpose of the money laundering regulations
  • Consideration of the references (and provision of references at the end of the tenancy if required).
  • Drafting of parental guarantee and verification of execution of such guarantee etc.

The said charge together with the deposit is payable within 7 days thereafter. The lease will be issued following payment as aforesaid and our satisfaction with all references, guarantees and identification documentation. Failure to pay all sums due within 7 days will result in the property being made available to other potential tenants. Payment of deposits and administrative expenses can be made by cash, cheque or dedit card. It is our policy that all rental payments are paid by standing order.

Rental Payments

The first payment of rent is due prior to the date of entry. Please ensure you set up your standing order allowing 4 working days before the rental due date in order for funds to reach our account for payment on time. We are unable to issue keys for properties where rent is still outstanding.

Please remember the rent does not include utilities and it is essential you take this in to account when planning your budget.
